RENTING YOUR PROPERTY

Sunshine Holiday Rentals not only offers property management but also the service of locating clients for rental purposes. Being based in the exclusive Villamartin Plaza, we have access to the best possible traffic of clients for rental of your property. Additionally, you can enjoy the added peace of mind with one company handling the booking, placing, arrival and departure of your guests.
Our constant targeted advertising has ensured that clients who rent with us achieve maximum returns. With our exposure at our many sales offices to our Internet Specialist team, Sunshine Holiday Rentals is second to none in high levels of rental, not only in the traditional summer market but also the long term market for the winter season.

To enjoy the best possible rental income from your property, it is essential that it is kept in pristine condition, both inside and out, and is equipped to the highest standards. Many of our guests request specific properties for this very reason and any additional outlays will pay for themselves in the very short term.

BASIC TERMS & CONDITIONS (Rental Package)
  1. SHR will endeavor to locate clients for rental purposes for your property through our targeted advertising program and Internet facilities.
  2. SHR will inform and discuss any potential rental with owners prior to any booking.  Bookings will only be taken upon acceptance by the owner of agreed rate unless of prior arrangements being made.
  3. The owner can reserve their property at anytime but we ask for as much notice as possible.
  4. SHR expressly handles all cleaning for rentals, either our client or the owners client.
  5. SHR furnishes all linen´s for all rentals and charges are included in our stated cleaning prices.
  6. Should an owner make a booking for their own use without notice to SHR and we have a booking in place, SHR´s booking shall prevail and we shall relate to the contract between SHR and the owner.
  7. Whether it is the owner´s client or that of SHR, SHR will meet the client at our offices and take them to their rented accommodation and make arrangements to collect the keys upon departure.  It is at this time we will check the property for any damages whomever the client is. 
  8. SHR will take a damage deposit for either long term or short term rental. We will endeavor to insure your property is kept safe from harm but can bear no responsibility for tenants actions.
  9. Payments made to owners are handled in the following way:  Any monies received between the 1st to the last of the month will be paid into your Spanish bank account by the 15th of the following month.
  10. Some guest may request a welcome pack which SHR will provide at an extra cost.  This may be for our client or yours.

Terms & Conditions (for tenants)

Payment.
An agreed deposit is required at the time of booking and is accepted as part payment of the final amount. The balance must be paid as agreed prior to the start date of your holiday, at which time the necessary cleaning and linen charges along with the damage deposit are also due. For bookings received within FOUR weeks of your holiday start date, the full payment, cleaning, linen and damage deposit charges are due at the time of booking.

Note: May we please advise you that a 3% levy is applied to all credit card transactions. This charge is applied by the banks and unfortunately we are obliged to pass this on to the customer.
What happens if I cancel ?

Should you wish to cancel, written notification must be sent via the fax from the party leader to the office. In the event of cancellation, the following charges apply:

Your responsibility
The accommodation must be left in a clean and tidy condition, otherwise additional charges may be incurred. You are responsible for the property during your stay. You undertake to report and pay for any damage caused to the property and for any equipment damaged or broken during your stay. We reserve the right to ask you, or any member of your party, to leave immediately if your behavior is likely, in our opinion, to spoil the enjoyment, comfort or safety of others within the community.

Damage deposit
Our owners require us to hold a damage deposit for each property on the following scale:
Providing no damage is caused during the letting period, the deposit will be returned at the end of the holiday period upon departure. Claims against the deposit will only be made in the event of damage caused other than in the course of normal wear and tear. We ask our clients to notify our office immediately should any damage occur so that it mat be repaired quickly. We ask for the properties to be left in a reasonable condition for cleaning but should abnormal cleaning be required, a surcharge will apply and be deducted from your deposit.

Linen & Cleaning charges
The following charges apply in addition to quoted rental property prices and should be paid at the time of booking:

1 – 2 Bedroom  €   60.00
3 – 4 Bedroom €   80.00
5 – up € 100.00

Accommodation
Accommodation provided is for the use of the named clients only and may not be added to, sub-let or assigned in any way. Our holiday homes are available for occupation from 3 pm on your arrival day and vacated by 12 noon on your departure day.  As we understand the various flights offered, we can accommodate, upon your notification to our office at time of booking, arrival and departure times to fit your flights. Although all properties are individually owned, all complaints are to be directed to SHR.

Please Note:    We reserve the right to switch a booking  to accommodation of an equivalent standard should this         prove necessary due to unforeseeable circumstances.
